Mixed use development and its relationship to urban regeneration are now established in government policy and at the heart of the Urban Renaissance. It is expressly recommended in the UK guidelines PPG 3 and PPS 1: ‘Policies should promote mixed use developments that create linkages between different uses and create more vibrant places.’

The mixing of different uses creates attractive, successful and sustainable developments. For policy makers and town and city managers, a mix of uses is the backbone of sustainable urbanism, providing opportunities to reuse redundant buildings and offering a vision of how to transform brownfield land into places that work. It offers people access to a variety of different facilities, limiting the need to travel, making schemes feel safer and more vibrant. For developers, this ultimately underpins a case for higher development densities and creates value.
